Buying a home - Estate agents acting
for vendors will not recommend purchasers to have a survey. They
don't want you to do anything that may risk the deal falling
through!
Commissioning a Chartered Surveyor to
do a RICS Homebuyer Survey and Valuation is normally your best way
to reach an informed decision before you commit to buy your next
home with your hard earned cash.
The level of survey that you choose
will depend on the age and type of property you are buying. If you
are buying a new home protected by a National House-Building
Council (NHBC) Certificate, which is guarantee against structural
faults for a period of 10 years after construction, a Basic Survey
should be sufficient. A “snagging list” may though be useful to
purchasers of brand new homes.
Otherwise you should as a minimum
obtain a RICS Homebuyer Survey and Valuation. We will be pleased
to advise you on what level of survey to obtain.
